★★★★A huge gap between MVIVO’s polished image and our actual experience. We approached MVIVO genuinely excited about building our dream home. Their website and social media present a highly polished image of luxury, professionalism, transparency and peace of mind — particularly attractive in Sri Lanka, where finding a reliable construction company can be extremely difficult. Unfortunately, our experience has been very different. We paid LKR 480,000 for the initial site inspection and design process. The site visit lasted less than an hour and felt rushed and, in our opinion, unprofessional. Communication was frustrating, and we repeatedly had to chase for updates. The design deliverables were also disappointing compared with the premium standard presented online. We were told that soil testing was a routine part of the process and would normally take place once the design was positioned on the land. Despite the design progressing, this has still not happened. Then came a quotation of approximately LKR 61 million for around 2,700 sq. ft. — an enormous difference from the pricing expectations created by MVIVO’s own online materials. Even more confusingly, when we questioned the discrepancy, MVIVO’s representative used their own online pricing tool in front of us and generated a figure almost LKR 20 million lower than the quotation we had received. We never received a convincing explanation for such a dramatic difference. We were also surprised by the reluctance to let us visit a completed MVIVO property. When we eventually did, we were genuinely shocked by what we observed: cracked tiles/flooring, uneven plaster and skirting, wobbling shower screens, faulty locks and finishes that, in our opinion, did not reflect the premium quality portrayed online. The contrast was enormous. There is another point prospective clients should be aware of when evaluating the online reviews. Some of the highly polished reviews use official MVIVO imagery, and at least one of the 5-star reviews on Trustpilot is published under the name of Sineth Withanage, an MVIVO employee. Trustpilot currently identifies it as an “Unprompted review.” (Trustpilot⁠) We are not claiming that every positive review is inauthentic. However, this certainly made us question how representative the publicly available reviews are of independent customer experiences. For a company asking clients to invest tens of millions of rupees, independent and verifiable feedback matters. We chose MVIVO precisely because we believed they would provide the efficiency, transparency, professionalism, quality and peace of mind that can be difficult to find in the Sri Lankan construction industry. Instead, we experienced many of the frustrations we were specifically hoping MVIVO would eliminate. We raised our concerns directly with management, but unfortunately did not feel they were meaningfully addressed. After paying LKR 480,000, we are left deeply frustrated and with our confidence in MVIVO seriously damaged. Our advice to prospective clients: don’t rely solely on the beautiful renders, website or testimonials. Ask to see real completed projects, speak directly to previous clients, verify pricing independently, clarify exactly what your initial payment covers, and get important representations in writing. For us, the gap between the company presented online and the company we actually experienced has been enormous.
